Planning Board approves restaurant and mall modifications, continues major rezoning proposals.

Burlington Planning Board approves two commercial projects and defers major zoning changes. The board unanimously approved a Special Permit for Sunflower Organic Pizza at 1 Wheeler Road (20 seats, fast-order and take-out) and modified approval for Soup Zen Hot Pot at 75 Middlesex Turnpike (60-square-foot vestibule, façade and landscaping work), Chair Brenda Rappaport presiding. Also approved was an Approval Not Required plan for The Davis Companies dividing 90-92 Middlesex Turnpike into two parcels (10.6 and 1.6 acres) to separate Smith and Wollensky and retail uses.

Three major proceedings were continued to April 2: a Verizon Wireless rezoning of 8 Kimball Court to the Wireless Communications Overlay District, which drew public objections from residents concerned about equipment on residential structures; The Gutierrez Company's MBTA Communities Multi-Family Overlay District amendment and rezoning of 0 Summit Drive for mixed-use development at 40 units per acre; and a zoning amendment to clarify commercial animal-care uses under state Ollie's Law.
