Zoning Board approves shed variance, lot split pulled
Burlington's Zoning Board of Appeals approved a shed variance and let a contested lot-split bid collapse.
Other Committee · Meeting of May 19, 2026
Burlington's Zoning Board of Appeals approved a shed variance and let a contested lot-split bid collapse. The board voted 5-0 to approve a 6.3-foot side setback variance for a shed at 1 Elizabeth Ave, after the chair noted applicant Oriol Filio spent roughly $4,300 on permitting fees for a structure the state building code says doesn't require enforcement, calling it "something you should have gotten by right." Separately, Nirvana Homes LLC's Rajeshwari Mahadevan withdrew without prejudice her bid to split a 0.54-acre corner lot at 4 Ardmore Ave, after board member Charles said the plan would turn one conforming lot into two non-conforming ones, and resident Karen Cooper, a Precinct 4 town meeting member, argued the steep, 27-foot grade change raised stormwater concerns. The board also continued a Phyllis Ave hearing to June 19 and approved minutes from two prior meetings, 4-0-1 and 3-0-2.
