Burlington Planning Board Endorses Nickel Street Lot Consolidation for Future Development

BURLINGTON — October 16, 2025 — Burlington Planning Board unanimously endorsed a lot consolidation plan for a Nickel Street property near Simons Park. The 6-0 vote at the October 16 virtual meeting endorsed an Approval Not Required plan combining a 6,500-square-foot registered-land lot holding an aging single-family cottage with an adjacent vacant recorded-land lot of just over 10,000 square feet, both owned by applicants Brendan and Sheila Spillsbury. Attorney Thomas Murphy told the board the consolidation was requested by the town's building inspector to simplify a future building permit review, noting the house is likely 70 to 80 years old and that a buyer will "probably knock this down and try to build a new home." Planning staff confirmed the combined parcel meets the town's 100-foot frontage standard for single-family development. Murphy also noted the vote was largely academic: under state law, the plan would have been deemed approved automatically after 21 days regardless.
