Burlington Zoning Board Approves Variances for Two Residential Home Additions
BURLINGTON — January 21, 2025 — Burlington's Zoning Board of Appeals unanimously approved residential variances for two properties at its January 21 meeting. The board voted 5-0 to grant a 3.4-foot sideline setback variance to Paul Ganchard at 112 Francis Wyman Road, allowing a 20-by-14-foot single-story bedroom and bathroom addition to a 1950s ranch home the applicant said was constrained by ledge and an angled lot line; the building inspector had denied the plan in November citing Article 5, Section 5.2.0 of the zoning bylaws. In a second 5-0 vote, the board approved a 23-foot front setback variance for Andrew Boazian at 12 Cathy Road, clearing the way for a farmer's porch on a recently renovated home — an encroachment of roughly two feet into the required 25-foot setback. Neighbor Alan Krupp of 1 Cathy Road appeared in public comment and said, after reviewing the plot plan, "I have no problem with it." The board also continued hearings for 100 Francis Wyman Road and 5 Creston Avenue to February 4, and postponed approval of the January 7 minutes to incorporate correspondence from ZBIC requesting reconsideration of a prior signage vote, which members indicated was unlikely to alter their original decision.
