BURLINGTON -- A $1.43 million sale on Dublin Circle topped Burlington's residential deed activity in the period ending July 11, as intra-family trust restructurings accounted for more than half of the town's 20 recorded transfers and only nine transactions carried disclosed sale prices.

MARKET OVERVIEW Burlington recorded 20 property transfers between June 12 and July 11, 2026. Of those, nine carried disclosed consideration amounts, with prices ranging from $551,000 to $1,430,000 and a median sale price of $650,000. The remaining 11 transfers were intra-family or trust-restructuring transactions with no disclosed price and are not included in price calculations. Five of the nine priced sales recorded on a single day, June 18, accounting for the busiest stretch of the period. The nine arm's-length or otherwise priced transactions represent a modest volume for a full month; a larger sample would be needed to draw firm conclusions about overall market conditions.

TOP SALES The period's highest-priced transaction was 5 Dublin Circle, which sold June 15 for $1,430,000. The sellers were Dennis G. Melahouris and Elaine G. Melahouris, trustees; the buyers were Simonas Janusis and Grace Marie Janusis.

124 Bedford Street sold June 18 for $870,000. Jeffery T. Sutton and Danielle Conley sold to Mark Jenkins and Jennifer Jenkins.

NEIGHBORHOOD BREAKDOWN Bedford Street was the only corridor to produce multiple priced sales in the period. 124 Bedford Street fetched $870,000 and 30 Bedford Street sold for $640,000 — a $230,000 spread along the same road. By price tier, four of the nine priced transactions came in below $650,000: 30 Bedford Street ($640,000), 23 Newbridge Avenue ($585,000), 4 Forbes Avenue ($593,100), and 120 Cambridge Street Unit 9B ($551,000). Three sales fell in the $650,000-to-$800,000 range: 17 Rahway Road ($650,000), 30 College Road ($730,000), and 3 Juniper Street ($770,000). Two transactions exceeded $800,000: 124 Bedford Street and 5 Dublin Circle.

MARKET NOTES Eleven of the 20 recorded transfers appear to be intra-family estate-planning or trust-restructuring transactions, identifiable by matching or related surnames on both sides of the deed and the absence of disclosed consideration. These occurred at addresses on Richardson Road, Evelyn Street, Thomas Street, Lisa Street, Maryvale Road, McCafferty Way, Sunset Drive, Michael Drive, Lexington Street, Westwood Street, and one entry with no street address recorded in the deed data. These transfers reflect changes in the legal form of ownership rather than open-market sales.

One transaction was a municipal conveyance: The Town of Burlington sold 4 Forbes Avenue to Rita Shah and Rajesh A. Shah on June 18 for $593,100.
