Burlington Median Sale Price Hits $770,000 as High-End Transactions Drive May-June Market

BURLINGTON -- A newly built home on Purity Springs Road sold for $1,675,000, leading Burlington property transfers recorded between May 28 and June 26, 2026, as the town's disclosed sales spanned a wide range from $301,625 to that seven-figure peak.

  • MARKET OVERVIEW
  • Nineteen deeds were recorded during the period, though sale prices were disclosed in only 9 of those transactions — a common limitation of deed records that understates true market volume. Among the nine priced sales, the median came in at $770,000, with a full range of $301,625 to $1,675,000. The remaining 10 transfers, many of which follow patterns consistent with trust conveyances or intra-family restructuring, carried no disclosed consideration. Based on disclosed transactions alone, the period reflects a moderate level of arm's-length activity for a roughly four-week window.
  • TOP SALES
  • 27 Purity Springs Road led all recorded transactions at $1,675,000. Locust Construction Group LLC was the seller; buyers were Jeffrey and Erica Clem. The deed indicates a new-construction origin given the LLC seller name.

4 Dunlap Street sold for $1,100,000. Paula F. Benard was the seller, and Gary J. and Elizabeth Wells Gianino were the buyers.

225 Middlesex Turnpike Extension, Unit 104, closed at $1,025,000. FK Partners Burlington LLC sold the unit to Shaolay X. Jiang.

34 Locust Street sold for $820,000. Stephen Psathas and Kadarra Sharaya Angelica Serrant were the sellers; Cassandra Rose Joung Meyer and Dariel Nunez were the buyers.

The $770,000 sale recorded June 2 — sellers were trustees Patricia Ann McCarthy and Eileen Elizabeth McCarthy; buyer was Kevin Pine — had no street address listed in the deed record.

  • NEIGHBORHOOD BREAKDOWN
  • Francis Wyman Road generated two sales in the period: 49 Francis Wyman Road at $691,786 and 10 Francis Wyman Road at $500,000, the latter going to a realty LLC. No other street produced more than one disclosed-price transaction.

Three sales cleared the $1 million mark: Purity Springs Road, Dunlap Street, and the Middlesex Turnpike Extension condominium unit. Two sales fell in the $500,000–$999,999 tier: Locust Street at $820,000 and the unaddressed McCarthy trust sale at $770,000. Francis Wyman Road's two transactions both landed in the $500,000–$749,999 range. Below $500,000, Lantern Lane ($301,625) and Maryvale Road ($322,500) were the lone entries with disclosed prices.

  • MARKET NOTES
  • A notable share of the month's deed activity — at least eight of the 19 recorded transfers — reflects individual owners conveying property into trusts, with the same names appearing on both sides of the transaction. These include transfers on Daniel Drive, Freeport Drive, Ruthven Avenue, Johnson Road, Creston Avenue, Manhattan Drive, Paul Street, Alma Road, and Wellesley Avenue. Because no consideration is recorded, these conveyances do not reflect open-market sales and are excluded from price calculations. The mix of disclosed-price sales skews toward single-family residential, with one condominium unit (225 Middlesex Turnpike Extension) and one commercial-to-LLC transfer (10 Francis Wyman Road to JDBA Realty LLC) also represented.
